OWNER-OPERATOR
RESPONSIBILITIES

Owner operators run the day-to-day homebuilding operations within their local markets, except for accounting practices which are managed by the NBG accounting support team. Owner operators are the “boots on the ground” within our operations. This means Owner Operators are responsible for the following activities:

  • Securing finished lots and managing supply strategy
  • Launching 2–4 initial floor plans (with access to NBG master plans)
  • Establishing annual budgets, job budgets, and schedules
  • Hiring and managing trade partners
  • Overseeing all aspects of construction: permitting, purchase orders, and warranty service
  • Completing CMAs and financial proformas for proposed lot acquisitions
  • Home sales and broker relations
  • Delivering homes at value-focused price points
  • Preparing the annual Market Strategic Plan and Budget

THE NATIONAL BUILDER GROUP RESPONSIBILITIES

The NBG support team’s purpose is to help facilitate profitable growth for all operating companies through the following services.

  • Arrange 100% of lot-acquisition and vertical construction financing — all non-recourse
  • Approve the Strategic Plan and Annual Budget of each operating company
  • Manage company cash flow to anticipate future needs and distribute profits
  • Full back-office support: payroll, accounts payable, accounting, monthly financial statements, and tax preparation (trade partners paid weekly)
  • Startup support: plan library access, lot strategy, vendor introductions, budget templates, and systems setup
  • Technology: builder management platforms, reporting tools, preloaded budgets, schedules, and purchase orders
  • National purchasing power: negotiated trade rates, vendor programs, and supply chain stability
  • Marketing and Sales: Better Life Homes brand assets, website, CRM, customer experience standards, and creative support
  • Operations Coaching: direct support from leaders who have built 1,000+ homes
  • Lot acquisition approval and capital deployment strategy

After your initial call with NBG's CEO, a questionnaire will be sent to highlight your experience, capabilities, and market insights.

You'll meet the leadership team to learn more about finance, operations, and marketing support, and speak with a current Owner-Operator.

After meeting with the team and learning more about the program, if you want to proceed, our team will visit you to discuss and review possible lot opportunities.

In-Person Better Life Day

Meet the leadership in person, explore the platform, and review your potential market.

Operating Agreement

Upon mutual agreement and alignment on vision, you'll enter into an operating agreement and officially become art of the National Builder Group.
